WHAT DOES A TYPICAL OLDER HOME REMODEL COST?

Unless you have a full set of detailed construction plans and specifications, it is very difficult to answer that. And even with a set of plans to estimate from, there are many variables that can affect the cost. Keeping that in mind, we are providing approximate costs for general projects so that homeowners can use this information to begin to develop a realistic budget. Please note we are only accepting projects that meet our $75,000 minimum at this time. This may include multiple projects. BASIC KITCHEN

$75,000 – $100,000 & up

  • Applies more to kitchens that have been remodeled relatively recently. Plumbing and electrical are up to building code, cabinet configuration and appliance location is good
  • We remove and replace the cabinets, countertops, flooring and other finishes in the same location
  • The lower end of the price range is usually for very small kitchens (10-15 cabinet boxes).

BASEMENT

$125,000 – $300,000 & up

  • Basements in older homes require much more work than those in newer homes
  • Typically requires bringing electrical, plumbing, and HVAC up to code and possibly expanding what is existing in order to handle the new space of the basement
  • We can create completely new layouts, enlarge existing or add new windows for more light, build new, safe staircases, dig out crawl spaces, lower floor for height, and much more – it all depends on your budget

POP TOP

$450,000 – $750,000 & up

  • A pop top addition involves ‘popping’ the roof of your house and creating a full second-story
  • Our pop top additions generally include 3 bedrooms and 2 baths 
  • The higher end of this range generally includes a whole house remodel as well as a pop top addition 

ACCESSORY DWELLING UNIT (ADU)

$250,000 – $400,000 & up

COMPLETE KITCHEN

$100,000 – $200,000 & up

  • Applies to original kitchens or those that have not been upgraded in a long time.
  • Typically involves a complete gut in order to upgrade electrical, plumbing, venting and change the layout
  • The higher end of this range typically includes expanding the kitchen, opening up the living space and structural work

MASTER SUITE BATHROOM

$65,000 – $100,000 & up

  • Typically includes four or five pieces – two sinks, toilet, shower and bathtub, as opposed to the standard three-piece bathroom
  • There is also typically more space to work with (and therefore requires more tile and finishes) and usually includes nicer finishes

ADDITIONS

$450 per square foot & up

  • Additions to older homes can require more attention to detail in order to create a new space that blends well with the original home
  • We can create a small addition or change the footprint of the house – we will find the right solution to fit your needs
  • Price per square foot is highly dependent on what amenities are to be included in the new space 

GARAGE

$75,000 – $150,000 & up

  • Applies to a custom garage and one that matches the historic character of the home
  • Typically involves expanding or upgrading the existing space or layout
  • The higher end of this range typically includes finishing out the interior of the garage
