Design/Build

CONCEPT

WHAT IS DESIGN/BUILD

  • The design/build firm is responsible for everything, from concept to completion.
  • Architects, designers, supervisors and craftsmen work together throughout construction. Overlapping these processes and skills has a number of benefits.
  • The coordination between designers and builders at the beginning of a project means more accurate cost estimates and more realistic construction schedules.
  • During the construction phase, the teamwork and communication that are natural to design/build groups help keep projects on time and on budget.
  • The design/build method is sometimes referred to as the “master contractor” method, which is one of the oldest forms of project management, and today it’s winning new converts.

WHY CHOOSE DESIGN/BUILD

  • You avoid the time and stress of hiring both an architect and a contractor.
  • The design/build process eliminates the communication gap between designer and contractor–a gap in which details can get lost.
  • Adjustments during construction can be made seamlessly, making it easier to maintain budgets and schedules.
  • You don’t have to mediate between the architect and contractor. Instead, you can focus on the details of the project that you enjoy.
  • You have greater control over your project because responsibility is focused on a single firm, rather than on separate contractors.
  • Classic Homeworks is flexible. We can also work with your architect or designer and the plans they develop.

DESIGN/BUILD PROCESS

A multi-step process that ensures your project is completed on budget and on time

  • CONSULTATION

We take a look at your home and begin to understand your ideas. This is a good time to ask questions.

  • DESIGN AGREEMENT

We email you a Design Agreement for your review. This provides the design fee and a low-high price range for construction.

  • PHOTO & MEASURE

Once the Design Agreement is signed, our experienced Designer(s) will come to your house to measure and photograph the space in detail.

  • DESIGN SCHEMATICS

Your Designer will create several different schemes for your space to fit your needs and you will work together to create the one that works best. We will generate a detailed estimate to come within +/- 10% of the final price.

  • PRODUCT SELECTION

With your plans finalized, our staff helps you select products that match your style and budget. Our Designers are responsible for all of the ordering.

  • SUBCONTRACTOR WALK THROUGH

Multiple subcontractors for each trade walk through to setup a competitive bidding situation. An engineer may also visit at this time.

  • CONTRACT SPECIFICATIONS

A detailed Construction Agreement is put together, outlining every step of the job. This includes a final price and completion date. Once you sign the Construction Agreement, we move into the build or construction phase.

  • PRE-CONSTRUCTION

Before we break ground, you will meet your Construction Manager and Project Supervisor. The daily routine will be discussed and you can lay out the rules for the crew.

  • CONSTRUCTION BEGINS

Your Project Supervisor will be on-site daily to ensure the plans are followed, discuss any issues and make sure the site is as neat as possible.

  • CONSTRUCTION COMPLETED!

We do not collect the final payment until the work has been completed and you are satisfied with the project. We stand behind our work with a two-year warranty.
